PENGALAMAN PART TIME

AS-SALAM

hai guysss.. so, we meet again. hehe. so, hari ni hari last aku kerja part-time as sales manager kat Arai Housing Co., Ltd... so, apa kaitan nya dengan gambar kat atas tu? haha. tak de pape kaitan pun, just am missing my little brother right now. isn't he so cute? arghhhh.. seriously wanna hug him.. 

ok, back to the main topic.. Arai Housing ni syarikat sewa rumah. so, i need to deal with customers yang nak masuk rumah dan yang juga yang dah masuk rumah. hahaha. ok, sebut pasal customers ni, macam-macam jenis customer yang pernah aku jumpa.. 

1. kaki rasuah

mostly customer akan bayar rent kat pejabat, so am the one who need to terima duit, daftar dan buat resit. so, ada lah seorang customer dari negara XXX, setiap kali bayar sewa, dia mesti suruh buat resit tipu. kalau sewa 10000 yen, dia suruh buat resit 20000 yen, so nanti bila dia dah claim ngan company tempat dia kerja, dia dapat lebih. haha. what the fishhhh! haha. 

bukan sekali dia suruh buat jahat, tapi banyak kali plak tu. but the results are always disappointing for him.. and, at last, dia call aku suruh pergi rumah dia sebab ada kerosakan. so, aku pergi lah rumah dia dan itu memang salah satu kerja aku untuk ambil tahu segala kerosakan dalam rumah customer. tapi, bila aku sampai kat rumah dia,, perghhhh,, menyirap.. dia kata dia salah paham benda tu rosak, dan at that time, bermula lah lagi drama suruh buat jahat.. tapi malang bagi dia, aku bukan lah sejahat itu. hahah

2. kaki bayar lambat sewa

hahaha. customer macam ni bersepah. tapi yg paling ketara, ada sorang mat salleh ni. wajib setiap bulan dia bayar lambat. kalau bayar awal tu, makna nya ada lah tu benda yang tak kena kat dia.. haha... kena puas call baru lah terhegeh-hegeh nak bayar.. erghhhh.. 

3. kaki suka minta barang baru

rumah yang disediakan oleh syarikat aku, semua nya fully furnished. so,, ada lah customer datang buat report benda tu rosak benda ni rosak. padahal tak rosak pun, saje mengada tahi kuda.. tapi ada je benda yang betul-betul rosak, so we change it with new ones. then, bila si rumah A tukar benda baru, mula lah si rumah B yang duk sebelah rumah A datang buat laporan dan minta benda sama macam si rumah A. macam ni banyak sangat berlaku. kami bagi si A kerusi baru, esok pasti si B sampailah si Z datang minta benda sama. well every time this thing happens, I just wanna squeeze them to death. erghhhh.. 

4. kaki suka bagi makanan

ada sorang customer india, suka sangat bagi makanan kat aku.. sorry to be rude but, indian food yg dia slalu bagi tu sangat tak kena ngan mulut aku. huhu. kadang kadang terpaksa tipu yang aku tak leh makan kat rumah dia, so dia akan bekalkan aku. hmmm. nak tak nak, terpaksa buang.. terpaksa ok. i try to eat, but i can't...

5. kaki suka borak

ada beberapa customer yg suka sangat ajak borak. kadang kadang dah habis waktu pejabat, dia tetap tak balik-balik. tapi aku suka je borak, sebab dapat practise bahasa aku. hehe

macam-macam customer aku dah jumpe. ada juga yang sorang ni, yang baik ngan aku sebab aku suka main ngan anak dia.. then one day, dia ajak datang rumah dia sebab ada party hari jadi for her daughter. hmmm. aku tak pergi sebab aku ada.. seriously, i just feel bad.. ye lah.. bufday pertama anak dia koytttt. after dari tu, aku dah tak pernah jumpa dia.. hmmm

ada juga customer yang selalu puji aku sebab aku suka senyum. Alhamdulillah. =)

yang pasti, we must treat others as we wish others to treat us. ada juga beberapa customer yang berjawatan hebat-hebat tawar kerja kat aku after grad. Alhamdulillah juga. =)

PERJALANAN 5 TAHUN, KINI BERAKHIR

AS-SALAM


Alhamdulillah. piunnggg, dusshhh,,, piunnnnggg, dushhhh... bunyi bunga api dilangit... you know what,, aku dah habis belajor!!! yahooo... setelah 5 tahun berhempas pulas, akhirnya khamis lepas adalah hari terakhir aku sebagai pelajar di Shibaura Institute of Technology..

Alhamdulillah again. Thesis dah siap dihantar, final research presentation pun dah selesai. sepanjang tahun akhir di sini, macam macam benda aku belajar, dan yang pasti,, dapat tambah kawan baruu... ohoiiiii. gumbira gumbira... 

btw,, yang gambor atas tu, ialah aku dan kawan yang paling rapat dalam makmal aku.. tsujimoto nama nya.... dia lah yang selalu ingatkan aku waktu solat, dia lah yang sanggup ganti aku buat kerja supaya aku dapat solat dengan tenang, dia juga yang selalu jaga halal haram makanan aku, dia pun kadang kadang suka tanya pasal Islam, dia suka hisap rokok (tetiba.. haha).. aku ingat lagi,, kadang kadang aku puasa, dan tetiba waktu aku puasa tu ada meeting yang panjang sehingga masuk waktu maghrib, dia yang lebih berani minta tangguhkan meeting utk bagi peluang aku bukak puasa.. bagus kan??!!!!

hmmm.. Alhamdulillah juga, dalam masa tahun aku dah ada 3 journal, 1 sebagai first writer dan 2 lagi sebagai 2nd writer. 


gambar kat atas ni plak ialah ketika aku bentangkan kertas kerja aku di 24th 2013 International Symposium on Micro-NanoMechatronics and Human Science. walaupun tak dapat journal terbaik, tapi peluang ni memang satu peluang yang amat bernilai untuk aku...

owh lupa nak cerita, tema research aku ialah Plasma for Cancer Treatment. alhamdulillah, dapat buat yang terbaik walaupun aku yakin aku mampu buat yang lebih baik kalau bagi lebih komitment. tapi benda dah lepas. usah kau pandang belakang lagi.. gittuwww. hahaha

tu je yang aku nak cerita. maaf sebab hanya kisah diri sendiri. insyaALLAH 13hb 3 2014 adalah tarikh convo.. then 17hb3, aku balik Malaysia.. weyhhh. tak sabar nak makan makanan malaysia. hari first nak makan nasi lemak. hari kedua nak makan nasi ayam the chicken rice shop. hari ketiga nak makan nasi arab. hari keempat........ fuhhhh. aku dah buat list sebenarnya. hahaha..

JAPAN : GUIDE IN LOOKING FOR AN APARTMENT IN JAPAN

ohooooiiii..hye guys!!! long time no see huh? so, how ya doin'? Hope you're well. healthy me, healthy you. hahaha. ok, this time, i wanna share with you guys on how to search for an apartment in Japan.

finding a good place to live in Japan can be a challenger. it is definitely not an easy task to accomplish by any means. but don't let it discourage you. coz I will support you all the way. haha

Apartments are usually rented through real estate agents (japanese: fudousan) and some agencies are available across the country such as miniminieheyaable. and for those who can't understand Japanese, I am suggesting you to use this homepage, Japanhome.

1. home size

Japanese describes the size of apartments by indicating the number of rooms. for example;

1 K: 1 room and 1 kitchen
1DK: 1 room and 1 dining kitchen
2LDK: 2 rooms  and 1 living dining kitchen

As in my case, am leaving in 2DK apartment with my friend, and am regretting. why? coz we got only a dining kitchen which is too small to be shared with 2 people. so, for those who are going to share room, am advising you to take at least 2LDK room, thus you and your friend could have lunch together, while watching tv obviously. haha

2. room size

the room size in Japan is usually represented by the number of tatamis (japanese: jou). tatami is a traditional Japanese flooring material made of rice straw and one size of it is approximately 182 x 91 [cm]. I think you can guess what does Tatami smell like. haha. I don't mean to be rude, but I can't stand the smell. yeah, some people love it, but not for me. sorry. however, the tatamis is good for winter coz it keeps heat and warms up a cold room. haha. and of course it is very bad for summer. forgot to mention, there are also Japanese apartments come with wooden floor (japanese: wa-shitsu).

3. toilet

ok, this point is special for Muslim. In contrast with Muslim's country, most Japanese toilets are dry toilet coz they are using tissue after doing some business in there. haha. so my advise is, do choose apartment with UB (unit bathroom), where both the toilet and bath are in a single unit. and the good thing is, this type of apartment is much less expensive than the dry one. if you couldn't find the UB, it is enough to have toilet with sink in it.. or the last alternative way is to find toilet with electrical socket in it, thus you can charge your iphone while doing business. hahaha. am joking.. the socket is for installing electric toilet seats with water spray feature for washing.


4. travel distance

as in my case, my university is located in Toyosu and the average rent per month for 1K house is around 150000 Yen (RM4900). My jaw dropped when I heard bout this. hahaha. my monthly allowance is not enough to cover that. so, nak tak nak, I needed to find house a little bit far away from my university. from the house that am living right now to my university, it takes about 45 minutes travel distance (bike + train + bike). and you know what, it is actually a normal thing for Japanese, and we need to adapt with it.

5. nearest train station

the walking distance from the nearest train station is a major factor when searching for an apartment in Japan. the closer to the train station, the higher the rent. so, if you are lazy to walk, just look at places that are 0~3 minutes away. but, if you prefer to save money, you can look at a house that is 7~10 minutes away. and from the house, you can walk or take bicycles to the station. but, please note that most parking lots for bicycles are not free of charge.

6. contract fees

Before even thinking about calling a Japanese real estate agent, you need quite a bit of cash on hand.

a. reservation fee (yoyaku-kin) : this reservation fee is refunded after you sign the actual contract.
b. deposit (shiki-kin) : it is refunded when you move out. but, don't expect much coz maybe only 20~30% of your deposit is refundable. they will use your deposit to clean and repair any damages. the deposit is usually equivalent to 2 months' rent.
c. key money (rei-kin) : rei is respect in English, and kin is money. haha. this money goes to landlord for showing our respect to them. haha. and it is usually equivalent to 2 months' rent. owh, and of course it is not refundable. haha
d. service fee (chukai tesuryou) : non refundable payment to the agent. the amount is usualy equivalent to 1 month rent. 

haha. start counting money? haha. wait, wait! am not finished yet. don't forget to pay your rent. as a general rule of thumb, every new tenant is expected to pay two month's rent upfront. hahaha. ok now you can start counting your money. haha..

but, but, but, if you have no money, am suggesting you to stay at my company's apartment (my part time job).. you don't need to pay key money,, and the deposit is 70% refundable. hoho... my company's apartments are fully furnished. you can enter it naked. haha

7. guarantor

many agents require you to have a guarantor co-sign the rental contract (but not my company. haha).. the guarantor must be a Japanese national with strong financial background.  so, you can ask your company or your university to be your guarantor.. =)

8. type of gas system

there are 2 types of gas for residential use in Japan, which are city gas (japanese: toshi gasu) and propane gas (puropan gasu). it depends on where you live as the gas type is not interchangeable. so, am suggesting you to find a house with city gas coz it is much cheaper than propane gas.
